If you see the flat our house to rent and would like to take it, then you have to secure a HOLDING DEPOSIT on it. Once you have secured your deposit, we then cancel all viewings and take it off the market. You will then be required to provide the following details;
1) Application forms for all tenants 2) Photographic ID 3) Proof of Residence 4) Proof of Income 5) Passport/Visa/Sponsership details (if from overseas)
A credit and reference check is carried out. If you fail the credit check or income criteria (ie your a student) then a Garantor will be required. if you cannot provide a suitable Garantor then 6 months rent up front will be required. If you fail all this criteria and 1-2-let believe you will still make a suitable tenant, then we will consider relaxing our criteria SUBJECT to the landlords approval.Please note that our holding deposit is NON RETUNABLE, so please ensure that you are confident you can meet the criteria prior to securing the deposit.
It is a vital part of our business that we try to provide quality properties to quality tenants. To enable us to do this, we will place any prospective tenants's details on our database and try to match them to a suitable property. If there are no properties suitable or the prospective tenant is planning to let property in a few months time, then we will keep them updated on any new properties that come on the market or up for relet BEFORE we put on our advertise on our website.
Prior to moving in, you will be required to paya Deposit equaling 5 weeks rent (1 1/4 months) and your months rent. These funds must all be CLEARED FUNDS and as such only bankers drafts, postal orders, cash, debit or credit cards are accepted (a handlng/surcharge may apply, depending on payment method). For all tenancies, our rents are all due on the 1st of every month. If you move in during the month, then you will be required to pay an apportiment for the remainder of the month. If you move in AFTER the 15th of the month, then you will be required to pay an additional months rent for the following month. This is due to the time it takes for bank standing orders to be set up.
All rents MUST be paid monthy by standing order. If we have to accept other payment methods, then a handlng/surcharge will be applied. Please note that it is the tenants responsibility to ensure that the rent is paid every month and on time. An invoic or receipt can be provided upon request.
Tenants are required to make minor maintenance and repairs. Examples being replacing light bulbs, replacing fuses, plunging blocked toilet etc. To help make this process easier, we will shortly be posting Repair tips and Videos to help tenants check for faults and make minor fixes.
All repairs that are outwith the tenants scope to repair have to be reported to the office by email: repairs@1-2-let.co.uk or by phone at 0141 550 8888 (option 1). Please DO NOT call out your own trademen as you will be liable for the cost (and any damage) that incurrs. Once repoerted, our team of experienced property manager will ask questions and if possible talk you through resolving it yourself. If this is not possible, then the repair will be logged and staff will give you an approximate time frame as to when we would expect to have someone out to repair it.
We aim to return deposits to tenants as quickly as possible once a representative has been checked out. You can speed up this process by ensuring that ur checkout guidelines are followed.
